At-Risk Construction Management

Our most popular service, At-Risk Construction Management is the most beneficial delivery method when full construction management services and an early handle on the costs are required by the project. While taking utmost consideration of a client’s budget, Lobar Construction Management negotiates a guaranteed maximum price (GMP). The client is never liable for any costs above this negotiated value. Additionally, this guaranteed price allows bidding and construction to occur before the final design is completed.

Design/Build

Lobar Construction Management provides our clients the talented staff to manage a project from conception to completion. With a renowned general contractor parent company and four other affiliates, Lobar Construction Management possesses the essential tools to turn each owner’s idea into reality in the fastest and most cost effective way.

Agency Construction Management

Also referred to as ‘Construction Management for Fee’, it allows a client to pay for specific services as they are needed. Whether a client needs more representation, professional assistance or coordination, Lobar Construction Management can provide their expertise at any phase in the construction process.

  • Pre-Design/Design
    • Assemble a design team skilled in your field of business
    • Assess prospective construction sites (Feasibility Study)
    • Establish preliminary bid and construction schedules
    • Analyze plans and specifications, making sure all parties have a clear, thorough understanding of documents (Constructability Review)
    • Provide value engineering designed for a life cycle of cost efficiency, not just immediate savings
    • Facilitate the selection of bidder’s list and bid packages; reviewing/evaluating bids, making recommendations for award
  • Construction
    • Obtain compulsory permits
    • Provide project management and full-time on-site supervision
    • Monitor progress and quality of work
    • Maintain comprehensive daily construction reports, safety programs, and jobsite records
    • Sustain a versatile schedule, adaptive to change
    • Conduct weekly/bi-weekly meetings with subcontractors/Owner
    • Produce illustrative monthly reports for the Owner
    • Oversee project accounting (payment requests, invoices, purchase orders, change orders)
    • Change Order Management – coordinate changes with designer and contractors, determine responsibility, negotiate order, analyze price and schedule effects
    • Handle correspondences, submittals, and requests for information
  • Close-Out
    • Coordinate final inspections
    • Secure occupancy permit
    • Coordinate Owner move-in
    • Close out contracts and obtain executed lien waivers
    • Assure completion of “punch list” (outstanding contractor issues) in a timely manner
    • Assemble Operation & Maintenance Manuals, including warranties and necessary product information
    • Conduct start-up and training walkthroughs
